Tenant is paying less rent and not giving possession what can i do

Hello sir, We have a shop(for the purpose of maintenance of (hindu) temple)given on rent before 50 years without any agreement. But We used to give receipt for rent payment(25rs).in 2009 we asked to increase rent they refused and forcefully kept possession without paying rent.actual tenant was died and he had not have any son.receipt was on his name only. But the possession is kept by his nephew.what should we do to get possession? for personal/temple's use. Plz help us!
