Same rent by landlord in pagdi system for different area of flat

I stay in pagdi building in Mumbai.My landlord has charged same rent as my neighbour on the same floor.My carpet area is area is 498 sq feets and my neighbours carpet area is 572 sq feet.Could land lord charge same rent for both of us

Your landlord/tenant relationship is governed by your rent agreement. It’s an agreement between the landlord and tenant on basis on terms and condition mentioned in the agreement. Your landlord can charge same amount of rent from different flats.
