Paid advance to owner but lease cancelled refusing to return advance

Need to know if there is any legal solution for this: Paid 2 months advance to Landlord via netbanking for taking home on rent. Due to some conflicts deal called off prior signing lease. Now she refuses to return full amount. Only 1 month advance is getting refund. Whatever happened is summarized in the mail exchanged between two parties. Has she any right to deduct 1 month amount?
As the contract was never concluded none of you incurred any liability by way of a stipulation in case of breach of contract.
Therefore your land lord is not right in deducting any amount from the advance paid.
