One of the roommate leaving flat how can he recover security deposit

Hi, We are 3 people staying in the rented house and paying 25500 INR per month. We paid security deposit of 1 Lakh (33k each) rupees to the owner. Now one of us wants to leave the house and he is asking for his part of deposit. He has given 1 month month notice. The agreement was for 11 months and we have only finished 3 months. My concerns are- 1 shall we pay him the deposit and let him leave even if he is breaching the contract? 2 ask him to wait till the end of 11th month to get his deposit? 3 ask him to find a replacement and settle accordingly? Why would 2 of us will face coz of him

Your landlord tenant relationship is governed the rent agreement. The rent agreement is between the landlord and the tenant. If one of your roommate decides to leave then he cannot recover the security deposit from the landlord. Either you can end the tenancy and vacate the flat and get your share in the security deposit or you can settle the dispute within yourself and come to a conclusion.
