Landlord without valid reason asking to vacate shop

I bought existing biz 5 yrs back, its 2-shutter facility with ease to use sep'ly or combindly Regular payer of Full_rent, though 70% area unused (family responsibilities) regularly. Obliged as n when Landlord inc'd rent. 3 time cleaning Premises Now free from responsibilities I'm planning to start full-scale biz ( using unused 70% too) In lure of high rent or greed, now landlord is forcing to vacate, leads to huge recoverable losses Please advise to continue my business to avert Huge Losses.
