Landlord refusing to return security amount beacuse of false reasons

I was living in HSR layout in a rented house. As per the agreement we informed the landlord before vacating. We went last week to get our security back now she is not wiling to refund and is asking huge amounts from. What legal action can i take? The agreement we had was for 2014 and not 2015.

The terms of the parties are governed by the agreement they have signed.  Therefore Lease and License Agreement should have a strong clause to secure the Security Deposit given by the licensee (tenant) and at the same time allow Licensor/s (Owner/s) to set off any unpaid licensee fees, unpaid utilities bills, unpaid for repairs and maintenance, municipal dues among others. In case the landlord refuses to return the deposit then you can send him a legal notice and in case of further default, file a suit for recovery.
