Gave flat on rent which was on lease agreement.how to evict tenant ?

i have rented my flat in delhi for 18 months of period. it is a registered lease agreement. lease started from july 2014 and ends on dec 2016. But tanent has not paid any rent after july . he has paid rent for july and 2 months security deposit in cash. fent was fixed for 9000. can i evict him before expiring the period of tenancy. what is chances of winning the case if i file a case against him. i have heard that lease agreement more than 11 months have judgement in favour of tanents.
First, you should issue a legal notice to your tenant asking him to evict the premises. A good reason to cite is not only non-payment of rent but do also state that you would require the premise for your own personal use. Send him the notice first and ask your advocate to speak with him.
There are good chances of winning the case as the lease has been terminated due to non-payment of rent.
