Dont want lease land now owner not paying the amount back

1.we leased an house for 3years in Oct 2014 for 6 lakhs, but we were not able to shift as our current owner did not give our lease amount. 2.after 4 months we requested the new owner to cansel the lease agreement and give us back 6lalhs as we are not able to occupy the house. 3.the owner utilized the 6 lakhs so told us if any tenant come for lease we will give back . 4.but now the owner has occupied the portion n not returned the money ,we have paid money through cheque,please help what can be done am.in great depression.

First of all we will have to examine the lease deed, if there is a clause for lockin period then the owner is entitled to return the amount . If there is no such clause then you can sent a legal notice thereby seeking recovery of the amount and subequently file a suit for recovery
