Default by landlord in paying EMI bank asking to vacate the property

We stay in a lease house for a period of 3 yrs, which is from May 2015-2018, but the problem here is landlord is taken loan against the house which we are in currently and is not paying his EMI's due to which Bank is going to take necessary action under Sarfesi act. So now when we ask to return our deposit and we are ready to vacate he is not agreeing to it, and he is least bothered of the situation. He is very arrogant. Now we are more worried as to which minute bank will come and take the possession of this house and what will happen to our situation and security deposit.

According to the agreement there must be a notice period which you can give to the landlord and get the advance back. in case he does not pay you the security money back you can file a recovery case against him in the court. before that you need to send him a legal notice for recovery of money.
