Can someone sublease a property without landlord's permission

Can the Lessee has the right to sublease/sublet or induct any third person in the leased premises for joint ventures / tie ups of business development? If yes then how can the Landlord be safeguarded?

Hi,
Firstly the agreement has to be read over to come to conclusions. On a general note tenant cannot sub lease or sublet but Still if the tenant does so then the only option land Lord has he has to put conditions of breach of trust in the agreement and he can evict the tenant. Normally the Lessee not have any right to sublease/sublet to third person unless it is mentioned in lease deed. always landlord seeks undisputed transactions. So, The deeds clearly mention this clause to avoid further disputes.

If the clause mention in the Lease Agreement/ Lease Deed that No Sublease/Sub Let out to any third party then tenant cannot Sub Let out the property , if this clause is not mention then he can sub letout the property. It is better for you to Consult advocate before making any agreement with your tenant to avoid future dispute related to interference of third party.
