Broker and owner are asking for brokerage on renewal of agreement

our owner did not approach us for renewing the agreement until it expired. and now they are forcing us to leave the place or pay the broker. and if we leave the apartment the owner is saying she will not refund the deposit. need help as we are students and do not know how to handle the situation. (we are hindus)

If the rental agreement period is expired then the tenancy stands terminated if not renewed,

Under the situation it becomes the duty of the landlord to refund the security deposit after deductions for minor repairs, painting services and balance of rental amount, if any.

If there is no response, you may issue a lawyer's notice and draw him to court for recovery.
