Being a landlord can I increase rent 10% per year for my old tenants

My parents expired leaving a building in town v r 6 hiers.eldest bro was taking care of d property he had taken rs 2300/- n handed receipt for d terrace .after 20 yrs when he came to know that v recieved (IOD& CC) for extension of floor his daughter in law filed a case n fabricated exhibits n got ex parte with rs 40/- pm rent for the full terrace she than imidiatly built a room on d terrace n got water n electric n drainage connection my bro who was shocked to see all this n got heart attack n expired I took over she said I'm depositing rent in court since 20 yrs pls advice want to vacate her

The information you have provided is not clear and specific. From whatever that could be understood from your query I assume you are are Hindus and the property was your parents self-acquired property.
Your brother without the consent of all other heirs had no right to sell the property as you all are entitled to an equal share in the property. Also, a receipt is not a legal mode of transfer of property; hence the transfer/sale was invalid.  You have the right to claim your share of property in the court.
