Wife having affair and property related

Hello. My step mother is having affair with my father's ex driver. Since past 2 year. We got to know about it 1 year back. We tried everything to ask her to stop talking but she's not listening anything. My father and mother are married for 18+ years.
Now the main issue is. Most of my father property is in the name of my mother. And she's taking benefit of it. Please guide how to get that property back from her.And how to avoid paying any maintaince in case of divorce.
You should take evidence which proves Adultery then maintenance is not possible as per property part is concern your father may transfer that property to your name or some one else for further help you may take consultation.
