Transfer of flat ownership and bank loan

The flat is on husband and wife name, husband is the primary applicant and wife is the co applicant.Is it possible to transfer the flat which is on both husband and wife's name on the wife name when the divorce is filed as well as the loan only on the wife'names without selling the property.
Transfer of property is possible when the bank loan is preclosed. Secondly will have to check if the Divorce has taken place or will take place in future after the transfer of the flat.
In first instance when Divorce has taken place then transfer is through Gift deed but stamp duty will be higher as there is no relation between the parties.
In second instance if transfer will take place before Divorce then stamp duty fees will be lesser. Plz contact gor further clarifications.
