POA for a Gift Deed within the Family

Sister in Maharashtra wishes a Gift Deed of a Property to her brother in bengal for 0 consideration. However , unable to travel, she wishes to execute a POA in favor of a common friend (attorney) also staying in bengal. The POA attorney will then execute the Gift Deed to her brother. Is there a need for the POA grantor and attorney both to be present together while signing or they can be in their respective locations/states? Or,can the brother himself be POA attorney and sign hisGift Deed?

It is necessary to register that POA in Maharashtra, however, that POA should contain all such clauses which are necessary in West Bengal. If the Attorney is unable to be present at the time of execution and registration of POA at Maharashtra, then it is necessary to fulfill certain procedural requirements.
