Need advice on making gift deed

My father in law has three daughters and two sons.All adults. He has three storied building, where younger son is living with his family at ground floor and elder son, with his family is living at second floor, My father in law is living at first floor, Each son and daughter has two sons/daughters, all above 18 except one(all married, except three). It is a self acquired property,As per his last will, made in 2016, he want to give ground floor to younger son, second floor to elder son and first floor to three daughters.My father in law now want to gift first floor of a three storied building to his three daughters using gift deed, . He want to remove one clause from the matter of gift deed"given vacant possession to donee i.e. three daughters,as he is still living at the first floor,with his wife. Make a fresh will and clearly mention about the gift deed in the same.
Make a separate gift deed and execute it.

Gift deed always unconditional. Yes your father is law can gift his property to all 3 dAughters. You need to pay the stamp duty and registration fees for gift deed as per circle rates norms. In delhi it's 4% stamp duty and 1% registration fees to pay for gift deed for in favour ofwomen.
