Dear, A Gift Deed once executed by a donor in favor of donee can not be cancelled/revoked, however, in certain cases, the Gift Deed may be cancelled by the donor if the Gift Deed was executed by fraud, coercion, misrepresentation. If this is the case then the donor of the Gift Deed may seek for the cancellation of the Gift Deed by filing a suit in the jurisdictional civil court where the property is situated.

Your mother-in-law can file cancellation of gift deed and get back her property and also under Maintenance and Welfare of Parents and Senior Citizens Act, 2007 a legislation enacted in 2007, she can demand maintenance from her male children. This Act make it a legal obligation for children and heirs to provide maintenance to senior citizens and parents, by monthly allowance. This Act also provides simple, speedy and inexpensive mechanism for the protection of life and property of the older persons.
