Father illegal affair with another lady & property issue..............

We recently came to know that my father has an affair with another unmarried lady. It is still not know whether their affair has children. This affair has started before my father got married to my mother. Now, my question is that does that lady has rights over my father property.
Firstly the religion of both the persons are required.
As per the Islamic Law if they are married then she is also entitled to the property.
This varies from person to person, case to case.
more details are required to understand the case and property documents need to be checked.
