Clarifications on father having affair with another woman

I stay with my family. After demise of my mother in 2013 I requested my father to stay with me, however he opted to stay with a lady care taker and now he does not keep proper relation with us and is influenced by the lady caretaker. Pls suggest or advise my next course of action and path forward to get my father out of the clutch of that lady. I am worried about my father and his belongings.

In your statement it is crystal clear that, you and your parents were living separately. If I am not wrong your mother also resides with your father. After her death due to his old age and not fully trust upon you and your wife and others he entrusted upon that lady as caretaker. Now it is quite easy and natural that said lady will win over the trust, faith of your father, which you have lost. As per Hindu Law, a Hindu Male can Gift 100% percent of his immovable and immovable property to anyone. So my friend, the game is over. You already understand it. Now just watch it what will happen. Till the death of your father, you could do nothing. After his expire and by observing the situation we can give you opinion.
