Will difference in sale deed than previous owners deed an issue

25-Jun-2023 (In Documentation Law)
I recently purchased a 10 year old Re-Sale flat which is situated in a Gated Community with 194 Flats. The concern I have is that, in my sale deed, the boundary details (which is the overall boundary of the gated community, not of the flat which I'm buying) are a bit different than the previous owner's Sale Deed. Apart from this overall boundary discrepancy, all other details like property Schedule seem to be accurate. Would this be a problem ? (My advocate seems to suggest its ok. But just wanted to get a second opinion)

If it is a flat you are buying undivided share of the large parcel of land which can not be demarcated. As i said Undivided it can not be divided like normal purchase of individual house or a piece of land. There should be Three or four shedules in your sale deed. 1) For Total Property 2) for Built up area and 3) for uds etc.,

In respect of your flat situated in a gated community, you may have only an undivided share of the land. You say that the description of the land over which your gated community is developed is correct. If there is any discrepancy in the description of your flat, you may file a rectification deed with the same land registry, as a matter of extra caution.
