What are the legal options available to me to get deed of sale

My builder is PARTNERSHIP FIRM. they have given me physical possession of flat along with possession certificate after receiving full consideration. This partnership firm is dissolved legally due to internal clashes. when i approached both the partners for making deed of sale. They are reluctant on the ground of dissolution of partnership firm.what are the legal options available to me to get deed of sale done. (My religion is Hindu)
You may issue a legal notice through your advocate calling upon them to execute the sale deed as agreed
wait for some reasonable as may be stated in the notice then file a suit in a court having jurisdiction for specific performance
