Validity of sale agreement ........................

i have an site and thought of selling it and one broker had come and paid one lakh and made an agreement. on 3rd oct ,2017 pls let me know the validity of agreement
A sale agreement has a limitation of three years so it is valid 3 years and any payment received by u from there also 3 years starts so when u enter it there would be conditiins for forfiet so use it make sale agreement with advocate u would be safe
