Validity of POA issued in Mumbai for use in Kanpur

My mother house is in kanpur But she lives in mumbai with me Can she execute power of attorney in my favour in mumbai and will it be valid in kanpur??
Generally one should make Power of Attorney where he/she resides and domiciled and should hand over revocable or irrevocable powers for property situated in India or of any country of the world and should use witnesses well knowing of his/her state of which they are domiciled.
In addition to it is always better to register such POA's before Registrar of residential jurisdiction.
