Validity of GPA in india that was attested in Mascot

A GPA for the sale of immovable property is executed at mascot Indian embassy in the Indian stamp paper in 1999 and after that on the basis of this GPA sale deed registered in the sro subsequently name transfer has been done and again the land is sold out to a person and name transfer is done. Now the person is decided to sell the land and the advocate who is looking for the legal issues is stating that the GPA executed in 99 is not valid since the same was not adjudicated in Indian sro. please advice on the validity of the GPA.

Hi,
Any General Power of Attorney Executed in a foreign soil should necessarily be adjudicated in Tamilnadu with the concern Registrar of Registration where the property is located. Only on adjudication the Power of attorney is considered to be valid and will be used for further transactions.
