How to transfer ownership of flat to husband under mutual divorce

Me and my Husband are going through a mutual consent divorce. As a part of the settlement i want to transfer ownership of the flat owned jointly to him. We are looking at the best option to go about this. Gift Deed / Relinquishment Deed / Transfer Deed Which is the cost effective and permanent option.

Release or Relinquishment Deed is more common between spouses as sometimes one may do it for payment. For e.g.., if both spouses had contributed for the property, chances are one of them will give up share in exchange for money. It becomes tricky then. Sometimes only one may have contributed and one may have taken a home loan, then Release Deed makes more sense. Once release deed is executed, you can give it to the bank for removing the releasor's name from the loan. Remember, if you don't give the Release Deed to the bank, the bank may proceed against the Releaseor in case of a default, even though legally release has been made.
