Will executed by mother sister's name given on lease too is it valid

My mother has executed a will in my sisters name leaving a house site in her name and subsequently gave the same property on lease to her to build a house. Subsequently my mother withdrew the lease. Is the will still valid after the death of my mother?

since your mother only withdrew the lease and not the will, therefore the will is still valid and after her death unless and until your mother left any other subsequent will the present will be a valid will and as per the will the house would be mutated in the name of the person as per the will..

Though your mother withdrew the lease, she did not cancelled the Will. So will is still valid.
