Dear Sir / Madam If you are the only surviving Legal heir than you can apply for Sucession Certificate. Sucession Certificate can be obtained through court. That apart since its immoveable property and assuming there is no will left behind to be executed you can also apply for Letter of administration of property of the deceased. In case if there is will left behind than you can go for probate.
