Registration of land which already had agreement with other person

Hi team, i have agreement with 'x' person on purchasing of land on 20 rs stamp paper and i paid 10 lakhs rs for same. Later that 'X' person committed to sold same land to 'Y' person and did agreement with him on 100rs stamp paper with lawyer by paying 6lakhs rs in advance. Now the 'X' person is ready for the registration with me due to some clashes with 'Y' . so my question is can i go for registration with x. will i get any problems from 'Y' ? what would be the situation if 'y' file a case in court ? Pls guide me. thanks

You will not get any direct threat or problem with Y, if you get registered with X, after the registration the circumstances will in between X and Y only. There you will be the legal owner of that purchased land.
