Property sold to two persons whose registration is valid in court

A owner of property execute a sale agreement cum GPA to B. After that with out cancelling gpa A the owner of the property sell to C with out informing about gpa. After some years the B gpa holder sell the same property to D. Two registration. Which one is valid in the court of law?
One who suffers should file a case to cancel the sale deed before the jurisdictional court. court will look into the documents first. what type of GPA and what rights are given and when the GPA was executed, whether GPA is registered or unregistered. so please contact us along with documents to give proper opinion.
