Procedure to get refund of the booking amount of flat prior possession

I have booked one property by paying some initial deposit amount and now i am cancelling that property , as broker says to cut the amount and refund my deposit but we had done done any paper work so it is legal to cut the amount and refund me money back. please help me

what amount is he saying that needs to be cut?? if there is no paper work there is no way he can cut any money from the earnest amount. you can speak to him in case he is adament in not paying then if the cut is not a huge one then you can take the amount as later he may not pay at all.
