Old PoA on Rs100 stamp paper for Rental agreement

Hi Sir/Madam,
I have an existing PoA on Rs 100 stamp paper(done in 2010) used for L&L rental agreement only. (Not for selling or buying of property). Can I continue to use it or need to go for Rs 500 Stamp paper PoA?
Is it possible to convert old Rs100 stamp paper PoA into new Rs 500 stamp paper without my presence ? As I am NRI/OCI card holder now.

You have not mentioned the state in India where you have existing POA on Rs. 100/- . Stamp duty varies from state to state because state government has power to amemd the stamp act. In Maharashtra now POA is required to stamp with Rs. 500/- since 2015 due to amendment to stamp Act.
