Hi
An unregistered agreement stamp paper is invalid in eyes of law.
Also how come your brother can sign the agreement paper when the land is in your father's name.
So if your brother has signed any agreement for and on behalf of your father, the agreement is invalid per se.
Also law of limitation will definitely kick in (since the transaction is 12 years old) and prevent the claimant from filing any suit in courts.
