Is 12 yrs ago 10/-agreement stamp paper valid?

Dear sir/madam, My father have 1.28 acre of registered agricultural land.6 years back it is transferred to me in the form of gift deed....but 12 years ago my brother signed on 10/-agreement bond paper to my babai..even my father didn't agree.....is it valid sir? Now this land belongs to whom as per law...

yes it is valid, he may file a suit for specific performance for execution of sale deed and take possession as well, it is advisable to file a suit for injuction and declaration, so that there are no dispute or disturbance in your possession of land

Sir this suggestion only. On your question are two folds one is that your father registered gift land in your name it is well and good and it is valid one under eye of law.Now you father is alive or not , what about your brother share in the said property?, how he acquired the said property as you father is not signed on the said step agreement paper. Whether your brother signed in the said your gift deed?. Anther fold that by the time of 12 years age
how your brother acquired the said property then in what way and how he executed agreement on step paper to your Babai of the said property the recital of agreement is necessary to decided the subject and by what way your brother concerned to the said property, as your father has not been agreed and signed on the steps paper,the validity and recital of agreement necessary for proper solution and it is decided on merits of the case before the honble court.

as per the provisions of the Registration Act 1908 gift deed is to be mandatory registered with the registrar under section 17 of the act which is mandatory registered document then only the said gift deed is valid under law and need to be proved as per section 65 of the evidence act
