How to handle land dispute involving invalid GPA

My grandfather sold his ancestral property in 1988. The buyer didn't registered it in a sub-register office, but he took a GPA in his name so that he can develop the property & sell in my grandfather name. 2 of his daughter & non of his grandchildren signed the GPA. We have approached the court. Regular Second appeal from the developer is pending in Karnataka high court since 2014. From 2014 it is pending with out a single hearing. please advice in the matter.

If the said property was sold without the consent of all the co-parceners then, the said registration of GPA or a sale deed is invalid, you can file a case in the competent civil court regarding the same. Now as the said appeal is pending in the High Court of Karnataka, you will have to inquire into the status of the same. ALso, mere filing of appeal does not constitute anything if you can obtain an order for partition from the said lower court.

Unregistered GPA has no value since you can dispute the same and further ask your advocate to speedy by moving in high Court so it would be disposed off since on seniority it is listing but ur Advocate can move for early hearing
