My grandmother has written a will (not registered) sharing her property between my mother and her brother. They are two different properties and my mother wants to sell her property. she doesn't possess a legal heir certificate. Is is possible for my mother to give it me as dhana settlement and then I can sell the property?

She can easily obtain a legal heir certificate and then she can do dhana settlement of she may register the property on her name. Without that it may create issues in future when there is no proper documents

Is your Mother and Uncle happy about the Will? Where are the properties situated? Depending upon it, the Will must be Probated. Surely you must apply for the Legal Heirship Certificate. Once these points are clarified then you Mother can settle the property on you. If you are in Chennai and need any further assistance then you can contact me. Kindly contact me to discuss the case in detail so that I can give proper guidance.
