For shop rent & some decoration work

I Have a shop on rent since ninety years. I'm paying 1600 per month.now my landlord has been expired.he did a will in the name of his wife. Now his wife is asking that she will charge rent for full year & every year she want to increase the rent as she want not 10 percent.can she do it otherwise she is not ready to take rent.secondly I need go do some decoration work like false celling tiling and change the furniture can I do it without her permission. I m an Hindu.

Right now you can't do that otherwise it will give you undue hardships or she can file eviction case before the court wherein Property is situatedyiu have only remedy to deposit rent through court. Otherwise consequences...
