Can property be sold after giving sale agreement to a person

After giving gpa and sale agreement can the owner sell the property to other party on his own . If so whether it is valid.
sir, normally it is not permissible because that opposite party can able to file the specific performance suit for executing sale deed in his favor, so it is root cause for multiplicity of suit proceeding.
