What to do when a payment cheque given by issuer is stopped by him

A person has taken our house in rent and gave us an account payee cheque of his current account. He left the house and the given cheque is stopped by him. What should I do?
You will have to send him a legal notice demanding the payment of rent if he denies the same then you can file a recovery suit against him in the civil court demanding the payment as well as the litigation cost and the compensation.
