Tenant not paying rent gave cheque which got bounced want to file case

Unregistered lease agreement made on 30/4/2016 for 3 years and tenant is using the residential premises since then. He has not paid the rent for last seven month along with the electricity bill for the period. He gave a cheque of Rs. 120,000/- recently which has bounced. Not willing to vacate premises. Kindly advise way forward.
File a case under section 138 NI ACT.
You can approach the courts for remedy at the earliest.
If you pass the 3 months time period and cheque becomes invalid therefore your right to remedy dies with that single cheque.
