Q: What to do if Property details are different in Papers

1.In reference to above , which is valid area that the owner can claim or sell. 2.In a S.f no there is a total of 1 acre which is held by three parties but the challenge is Party one is holding more land area according to his patta which is more than the area in his document. 3.The Second party is also having the patta area greater than the document area 4. Third party is having Document area is Greater than the area mentioned in Patta The 1 acre land is subdivided into three the only problem is the second party is having less area in his patta than his registered document that area is present in the patta of First party and second party .So he is forcing land area possession of the second party to get his area not only in the second parties patta but also in the first parties. second party land is in between the first and third What is the solution for this? for the second party and third party. In this case you have to give application before Tahsildar for rectification of Patta based on your application Tahsildar will conduct an enquiry and you have to provide parent document and current document in your name with valid evidence based on the documentary evidence provided Tahsildar will passed an order based on the enquiry report of VAO and revenue inspector

Before getting completion certificate you have to pay GST for the construction cost and after getting Completion Certificate it will be considered as a completed flat and the purchase of it wouldn't attract GST

Sir, My father died intestate. He paid cash and bought a property in my mother's name. She was a housewife . Now, after my dad's death, I signed a notarised affidavit as full n final settlement against a lump sum. I was the only signatory. Deed is unregistered. 1.) Is notarised unregistered affidavit valid? 2.) Do I have a share in my mother's property? She is still alive.

In this case your father died but he doesn't any property even in his name and the property has been purchased in your mother name so after the death of your mother only u can get rights over the property and furthermore in her lifetime she has the right to convey the property to anyone since it will be considered a self acquired property



Q: How to get phatta which is in my father's name

I got a piece of land by way of a registered will. It was originally a government poramboke land as per RSRS 1911. Nobody was occupied during that period. Later my father occupied a piece of land. During 1970 to 1988 Town survey was carried out. One old survey field was split up into 78 fields and a survey field was registered in my father's name in the Town Survey Field Register. But in old survey No. a temple name was entered in A. Now Tahsildar has not given patta to my land. How can I get the patta for this land.

If recent A register shows that its a temple land then it is difficult to get patta but anyway we can file appeal before RDO against the order of Thasildhar and if the same has been rejected then we have to file direction before the high court seeking grant of patta
