We are purchasing a new property what all things and papers should we check before paying the Bayana payment

Before buying the property, apply for certified copies of documents available for the property at SDM’s office, such as conveyance deed, sale deed, etc. approach MCD office and apply for water, electricity etc. approvals and check for its authenticity. Also check if it’s a Lal Dora property and/or unauthorized property.
Q: Misleading of the property document
We made the payment of token money(bayana) but after 4 days we got the GPA checked with the dealer he said the documents (GPA) are fraud , not upto the mark its kind made later not according to the date mentioned (1998) .And the first party (GPA ) sold in 1998 and does not have a purchaser signed on it and later purchaser gift the property to his son in 2000. What to do ??? How can we get out of this???

You must file an FIR immediately for fraud and cheating, breach of trust etc and include both, the father and the son Thereafter, revoke the sale agreement and send them a notice for recovery of money and intimation of such revocation.
Q: Cancellation of property sale agreement
Sale agreement signed in dec 2018 for our share in property and took advance. Balance payment was to be paid within 6 months which was not paid till dateIs it true that the validity of the sale agreement is for 3 years.Can we cancel the agreement by returning his advance and after 3 years is the advance forfeited

Your agreement must have the clause of probation period, I.e till what time do they need to pay the entire sum. If there’s no such clause, you can forfeit the agreement, you don’t have to return money and send them a notice of revocation
Q: Property Split/Succession Documentation
Wanted to check if there's a way to split the property legally based on the amount paid to purchase. My brother paid 25% and I paid the rest, to make sure there are no future issues I wanted to see if we can create papers to legalize that for future disputes/succession.

You can get a family settlement agreement executed, signed and notarised which shall become a legal document for all your future endeavours and shall be a solid proof. The family agreement can contain all such details qua partition, shares, of every property or qua a specific property.
Q: Case of fraud by an unknown person pretending to be from an NGO
I was in need of blood somebody called me and told me that he is from an NGO and he will send 9 donors. But i have to pay him conveyance charge .when i paid him he didnt received my call after that what to do in this case
