Q: Discrepancy in patta measurements and survey number of land
I am in the process of screening a CMDA approved land for buying.In that due course I noticed the following points. a) The seller has applied for patta recently and obtained it only last week. On verification it is found that there is a deviation of land measurement mentioned in the patta against sale deed & layout ( 400 sq ft is missing in patta) why there is such a huge deviation ? do the correct dimension should be specified in the patta? Will there be any problem later for me if there is such a huge deviation? b) The survey numbers mentioned in the sale deed document is not matching with new patta obtained. What might be the reason ? does it need any rectification ? c) In patta the land is mentioned as Nanjai. Will there be any problem for the building approval process?

Regarding the land intending for buying in which if there is any deviation of land measurement between patta and sale deed the authority will take that whichever is less in measurement for the building approval process.You can only reply upon the patta only because after the measurement of the land only the patta has been issued by the authority and subsequently you can verify the old survey number and also new survey number and if both the survey number in patta and sale deed are not matched you can go for rectification deed
Q: Is submitting fake experience letter a criminal offence
For the recruitment of Public Relations officer (PRO) in a University (Central University under Govt of India) essential qualification mentioned in their recruitment notification was 1. Masters degree in Journalism/PR/Mass Communication 2. 5 years experience in PR/ Reporting in reputed media house. . Filing RTI i obtained the photocopy of the filled in application and experience certificate of candidate got selected for the job. From the photo copy of the online application filled by the candidate i Can see that he has an experience of 3 years 1 month. Later an experience of 4 years was added with pen. Also an experience certificate of 4 years was produced. But while period of experience claimed, The candidate was doing full time PG course in trichi but experience certificate is from chennai. what legal action can be sought in this case? submitting fake experience is criminal offense? even if the candidate is not joined can any action taken against that person?

Any person is presumed to be innocent until his guilty is proved but what the person has done is certainly an offence because has done the act dishonestly and fraudulently but you will be admonished in the court of law.
Q: Succession of ancestral property that we didn't know existed
What does the Law say? My grandmother (Mom of Mom), died in 1986 in Mumbai. my Mother was the only legal heir who also expired in 1992. My Father too expired in 1995. I have 3 sisters only. I came to know in 2017 when I visited my native place where my grandma was staying, that she owned some Agriculture Land properties around that area. When I explored the details of the holdings, one of the neighbour lawyer said we can claim some money on PURE out of court understanding ONLY and regularise the deed to entitle the present occupants without title. The Lawyer says Due to huge Time lapse ( 1986-2018 ) the law doesn't give us the entitlement to claim the property in our name ( me & my sisters ). We are confused. Hence we solicit expert advice.

Regarding your ancestral landed property all the revenue records stands either in your grandmother name or your mother or father name.Now someone is in occupation and enjoyment of the landed property.You verify the revenue records relating to your landed property and whether the present occupier has been enjoying the property through adverse possession or not through court of law or otherwise you can easily take possession,occupation and enjoyment of the land.
Q: Can FIR cause any problem in applying for government job
sir .. i want to know if any case or FIR filed against me ..it may cause any problem to enter into government exam....what kind of case we should overcome...if fir is registered can i get govt job? ..for protest if they filed 143 section etc .it causes any problems.

FIR is nothing but First Information Report and FIR will not affect your carrier entering into Government job.After investigation your name may be deleted from Final Report.If the offences are non-bailable you have to face the prosecution whereas U/S 143 is for unlawful assembly it would not affect your carrier.
