Sale of Ancestral Property 4 owners one is absent how to execute deed

13-May-2023 (In Property Law)
My father is currently handling sale of ancestral property in Sarigam, Gujarat. There are 4 owners for this property. However one of its joint owner of property who is based in Vile parle, Mumbai can't travel to sarigam, Gujarat for signing the registration and transfer of ownership document for the sale of this property due to her ill health. In her absence how can the property sale deal be executed? what is the solution for this ? Awaiting your response

The Joint owner who is based in VileParle will be required to execute a Specific
Power of Attorney in favour of a some responsible person to execute the Deed and register the same before the sub-registrar's office in Gujarat. This Specific Power of Attorney will be required to be registered in Mumbai before the Sub-Registrar of Assurances. This will form part of the sale deed which will be executed in Gujarat.

Check with the lawyers who are executing the sale and inform them whether the co owner who is sick cam execute a valid power of attorney in favour of a trusted person who can complete the formalities on her behalf.
