Procedure for purchase of partial house

Sir, i want to purchase a partial house. the property is in panchayet area. the original owner expired and now his two sons and one daughter is there. they want to sale half portion of a house built on 1.5 kattha. and total land is 4 katha out of which the total house is 3.5 katha. i would like to purchase through bank loan. what are the key factors i should care.

The two sons and one daughter can sell (as Vendors) their undivided share of 1.5 kattha with proper demarcation of boundaries of the land of 1.5 Cotah sold to you. Plz check mutation is in whose name (after demise of their father). Legal Heirship certificate would also be required to be submitted at Mutation office. Rest, if you are taking bank loan, the Bank would guide you.

No problem for purchasing Joint property. At time of verification of documents, plz. Go through the title of original owner & then upon his death, verify death certificate, legal heirs certificate & confirm execution of all the co- owner in both Agreement & final Deed.
