Owner took advance for property but not returning after cancellation

I decided to buy a house last month and gave the house owner 50000/= as advance and took her documents to obtain EC . But due to some other problems not able to buy the property. I have her the above cash last month 4th and informed my regrets on 12th August, till date she not returning my cash or even answering my call. Can u pls assist me with a proper solution avoiding further issues or incurring loss or damage?
Dear Sir,
At the time of giving the cash was there any written documents which was signed by you and other party. you can send her a legal notice for demanding your money back and in case she does not then you may file a recovery case against her as well.
