How to transfer of self acquired house to son

My mother purchased a house with her own income (Self Acquired property). she is 58 now and would like to share assets to me(son) and my married sister. She would like to give house to me and all gold to my sister. To transfer house she need to pay more than a lack for Registration fee to Gift orTransfer. She is thinking to write a will and register it to prevent disputes in future as my brother in law & my sister may not happy giving house to me. She is afraid that my brother in law & my sister may challenge the will in future by merely quoting will was executed under Undue influence or Revocation or Fraud or Forgery and etc... Can you please guide my mother the best option and precautions while executing the option to prevent the disputes in future. Thank you so much in advance

Gift deed being a good option may at times involve hefty registration charges etc. However, your mother can execute and register GPA or a SPOA in your favour along with the conveyance deed. OR she can make a will and register it herself in the office of registrar. Also, after her demise, you will be required to file for probate in the jurisdictional civil court which may take time. Making a will is easy and simple and also, it is not likely to challenge the same in the court of law if it is made by following all the steps mentioned below:
Step 1 : Declaration in the beginning : In the first paragraph, you have to declare that you are making this will in your full senses and free from any kind of pressure. You have to mention your name, address, age, etc at the time of writing the will so that it confirms that you really are, in your senses
