Construction done by builder not approved can BDA demolish property

18-Jun-2023 (In Property Law)
Hi, i recently shortlisted a property in rr nagar, bangalore . I have a few questions regarding the same: the approved plan has 4 floors and 4 kitchens. Single flat for each floor , with 1 kitchen and 4 rooms. However the builder has constructed 5 floors with total of 10 flats. Each floor has 2 flats . Each flat has 3 bed rooms and one kitchen. If i buy 2 flats on 1st or 2nd floor is there a chance of bbmp or bda destroying the entire building?

If the approved plan has 4 floors and 4 kitchens and single flat for each floor with one kitchen and 4 rooms and if the builder has constructed 5 floors with total 10 flats, each floor having 2 flats consisting of 3 bed rooms and 1 kitchen then it is advisable not to purchase such a property because construction of such a building has been done against the approved plan. There is a possibility that BBMP OR BDA may destroy the entire building.
