Can I be restricted from entering a property for which I have reg. POA

One farmer taken 50000 Chq And 400000 Cash and sold govt aquired property which belonged to his granfather i hv built a toilet in it and electric meter is on my name now he opposes me to enter the land of which i hv registered P.O.A affidavit and sale deed r notorised what can b done by me pl advise

Since u hav registered sale deed e registered property, u become an absolute owner of the land. The mere fact somebody has encroached upon ur land could not make ur title defective. HoweVer even a rank trespasser should be evicted through proper process of law ... Plz file a eviction suit against the encroached and file a police complaint against tresspass
