Buying a property but dont have mutation can neighbors claim part

SIR,i have bought a flat in kolkata area with sanctioned loan from bank and registration certificate too..though i dont have mutation in corporation but some other owners do have..now another owner of land adjacent to our flat is claiming that some of our land is his part..now what can i do?is the other owner will be able to record our property in his name?if you kindly suggest something on this manner..other owner is claiming that it has erroneously been allocated and recorded by our previous owner though our previous owner has mutation on this land as i said..

Mutation is merely recording name in revenue records of municipal corporations and it's not proof of title.
So you have nothing to worry. Your neighbor on the strength of the mutation certificate can never claim title over your flat.
Anyway if registration of your flat is completed then you can also apply for mutation certificate of your own flat.

Without peruse the documents proper advice is not possible. If the land is belong to your ownership then file a suit for declaration and injunction in civil court. You can also file a case in Executive Magistrate Court under section 144 Cr.P.C.

Dear client, Mutation is not the rights and Title of the property. So, you immediately have to file a Title suit before the civil court and also praying for prrmanent injunction over it till the disposal of the suit. You can contact me immdiately.
