BPS not available and trying to sell flat,buyer not getting late loan

Hello,I am trying to sell my flat which is 10yrs old in Hyderabad,but do not have BPS for my flat.Buyer is not getting loan cos of this.I am ready to pay and get this done..But how?? I am a Hindu
